Paradise Pines RV Park & Campground offers a limited number of extended-stay RV sites in Magalia, California. Our park is surrounded by tall pines and has the quiet feel of a mountain campground while still being only minutes from shopping, gas, restaurants, and everyday essentials.

📝 Application Process

Extended stays are handled similarly to an apartment or residential rental.

You can:

Additional documentation may be requested as part of the approval process.

✅ Application Requirements

Each adult applicant must:

  • Be an actual resident of the RV — no subletting

  • Have verifiable gross income of at least 3× the monthly rent

  • Complete the required screening process

  • Have satisfactory rental history

  • Meet park occupancy, vehicle, safety, and RV standards

We accept:

Class A • Class B • Class C • Fifth Wheels • Travel Trailers • Tiny Homes

Pop-up trailers and camper shells are not accepted for long-term occupancy.

  • Up to approximately 25 Mbps download speed, depending on service and network conditions

Base monthly rates include:

  • 1 RV

  • 1 vehicle

  • 2 people

  • 1 pet

Some sites may accommodate additional people, pets, or vehicles for an additional charge.

📅 Extended-Stay Terms

Extended-stay agreements are available for periods of up to 12 months.

Extensions may be considered on a case-by-case basis, subject to availability and park approval.

Visitors

  • Day visitors: $5 per person

  • Overnight guests: $12.50 per person

WRITTEN SCREENING CRITERIA

(California Civil Code § 1950.6 and applicable fair-housing laws)

Paradise Pines reviews completed applications in the order received. Screening criteria are applied consistently to all applicants. The park does not charge an application or screening fee.

Identity
Government-issued photo identification is required for each adult applicant.

Ability to Pay
Applicants must provide verifiable lawful income or benefits sufficient to pay rent and applicable utilities. Lawful income sources may include wages, self-employment income, Social Security, disability benefits, pensions, veterans benefits, housing assistance, and other lawful sources.

Applicants using a government housing subsidy may provide lawful, verifiable alternative evidence of their ability to pay their portion of the rent instead of relying on credit history. California law requires housing providers to consider that evidence when provided. California Civil Rights Department

Credit and Tenant Screening
Each adult applicant may be required to obtain and share a tenant-screening report through ApplyConnect. The park considers the overall application, including payment history, rental history, ability to pay, and other relevant information. No applicant is approved or denied based solely on a credit score.

Rental and Park History
Prior evictions, unpaid rent or space charges, broken rental or space agreements, and similar tenancy history may be considered. Applicants may provide relevant explanations or supporting information.

Criminal History
Paradise Pines does not use a blanket prohibition based on criminal history. Certain records, including arrests that did not result in conviction, sealed or expunged records, and juvenile matters, are not considered. Any conviction considered must be directly related to legitimate tenancy concerns, such as the safety of residents, staff, or property, and is evaluated based on factors including the nature of the offense, severity, and time elapsed. Applicants may provide mitigating or explanatory information. California Civil Rights Department

Vehicles and RV
Vehicles and RVs kept at the site must comply with park registration, insurance, safety, and condition requirements.

Occupancy
All occupants must be disclosed. Adult occupants may be required to complete the applicable screening and application process.

Pets and Assistance Animals
Park pet rules and applicable pet charges apply to pets. Assistance animals are handled separately under applicable fair-housing laws.

Park Rules and Agreement
Approval is subject to the Paradise Pines rules and the applicable rental, space, or occupancy agreement. These documents will be provided for review before the agreement is signed.

Availability
Approval of an application does not guarantee that a particular site will remain available. A site is offered when an appropriate site is available and the applicant has completed the required approval process.
